3D presentations for real estate agents
Listingsyou canwalk through.
Capture the home with an iPhone. Spatia turns the capture into a photorealistic 3D space buyers move through freely in the browser – before they ever step through the door.
- A LiDAR iPhone is enough
- Viewers install nothing
- Finnish and English
A photo shows a room. A floor plan shows the layout. Spatia shows what it feels like to move through the home.
How it works
From capture to published in four steps.
-
01 / Capture
Walk through the home with your iPhone.
Spatia's iOS app uses the phone's camera and LiDAR scanner. You see in real time which surfaces are covered, and the app warns you about moving too fast, blur and poor light.
- Coverage shown in the camera view
- Check before you finish
- Upload resumes after a dropout
-
02 / Reconstruct
The cloud does the heavy lifting.
Spatia aligns the images and LiDAR depth, trains a photorealistic Gaussian splat model of the home, cleans it up and computes a collision mesh so visitors never walk through walls. Spatia proposes the rooms and floor plan for you.

-
03 / Finish
You decide what buyers see.
Correct rooms and the floor plan, add info points with images, video and links, build a guided tour and choose whether visitors may try furniture or lighting. None of it needs a new capture.

04 / Publish
One link. Every channel.
Publish the property at its own address, protect it with a password if needed, or embed it on your website. Analytics show which rooms catch attention and where viewers come from.

In the browser
A walk, not clicking from spot to spot.
Buyers move freely as if they were there: with keys and mouse on a computer, with a virtual joystick and a finger on a phone. The presentation opens from a link – no app, no sign-in.
Three views
Three ways to see a home.
One model, one set of rooms. Visitors switch views with a single tap.
Visitor tools
Everything a buyer would ask at a viewing.
- 01
Measure
Distance between two points in metres and centimetres. An indicative estimate, not a survey.
- 02
Try furniture
Drop a sofa, bed or dining table from the furniture library – and see right away whether it fits.
- 03
Sun and light
Pick a date and time: the simulation shows where the sun shines in. It is an estimate, not a photo.
- 04
Info points
Renovations, materials and technical details exactly where they belong – as text, images, video or links.
- 05
Guided tour
Build a ready-made tour through the key spots. Visitors can continue freely at any time.
- 06
Controlled sharing
Its own address for every property, password protection when needed and pausing without changing the address.
- 07
Embed
Embed the presentation on your website with an iframe and limit which sites may show it.
- 08
Your brand
Your agency logo is shown to visitors with the presentation.
Analytics
See what draws buyers in.
Spatia tells you how many opened the presentation, how long they watched, which rooms they lingered in and which info points they opened. Heatmaps show where visitors moved and where they looked.
- Views and active viewing time
- Interest per room
- Movement and attention heatmaps
- Info point opens and clicks
- Export as CSV or JSON
Campaign links show where viewers come from
- Oikotie
- Etuovi
- Social
Viewing statistics are collected only with the visitor’s consent. Only the agent and the property owner use them, and they are never shared with third parties.
For agents
Built for an agent’s working day.
- 01
Capture it yourself, when it suits you
No separate photographer and no camera rig. A LiDAR iPhone and the Spatia app are enough.
- 02
Buyers explore before the viewing
They can walk through the home in advance, so the viewing is about what really interests them.
- 03
Results you can show the seller
Analytics show how the presentation was viewed and which channels brought viewers.
Questions
Good question.
Do I need a special camera or a photographer?
No. You capture with the Spatia iOS app on an iPhone with a LiDAR scanner (iPhone Pro and Pro Max models from iPhone 12 Pro onwards). No tripod, 360 camera or other gear is needed.
How do buyers open the presentation?
From a link in the browser, on a computer or a phone. Visitors do not install an app or sign in.
Can I add the presentation to an Oikotie or Etuovi listing?
Every published property gets its own link that you can add as the listing’s virtual tour link. For your own website you also get an embed code. Campaign links show in analytics which channel brought the viewers.
How is Spatia different from 360 photos?
A 360 tour jumps from one fixed capture point to the next. Spatia builds one continuous 3D space where visitors move freely, see the whole floor as a dollhouse and know where they are on the floor plan.
How long does a capture take?
It depends on the size of the home and the number of rooms. The app guides you to cover everything and tells you before you finish if a surface is still missing.
Are the measurements accurate?
The measuring tool gives an indicative estimate. It does not replace a building survey or official measurement.
Can I edit the presentation after publishing?
Yes. Rooms, info points, the tour, furniture and lighting settings are edited in the editor without a new capture.
What is collected about visitors?
Viewing statistics are collected only if the visitor agrees. They contain no names or email addresses, only the agent and the property owner use them, and they are never shared with third parties.
What if the property cannot be shown to everyone yet?
Protect the link with a password or keep the property unpublished. You can also pause a publication and bring it back at the same address.
What does Spatia cost?
Pricing will be published soon. We are happy to tell you more – get in touch.
