One phone. The whole presentation.

Spatia covers the whole chain from capture to publishing: the app guides your capture, the cloud builds a photorealistic 3D space, and you finish and share it in the browser.

Capture

The app shows what is still missing.

Spatia's iOS app uses the iPhone camera and LiDAR scanner. You walk from room to room, and the camera view shows at all times which surfaces are already covered.

  • Live coverage in the camera view
  • Warnings for moving too fast, blur and poor light
  • A coverage check before you finish
  • The scan is saved on the phone first; the address is added afterwards
  • Uploads resume after a dropped connection

Processing

A photorealistic 3D space, not a photo set.

In the cloud, Spatia aligns the images and LiDAR depth and trains a Gaussian splat model from them: a space made of millions of tiny points of light that looks like a photo from any angle. It also builds a collision mesh and proposes the rooms and floor plan.

  • A Gaussian splat model from images and LiDAR depth
  • A collision mesh keeps visitors on the floor and inside the walls
  • Proposed rooms and floor plan
  • An email and phone notification when the property is ready
  • The finished version waits for your review before publishing

Editor

Finish in the browser. No new capture.

The editor shows the same 3D space the buyer sees. Every change is saved automatically as a draft, and buyers see it only when you publish.

  • Room names and types, merging and splitting, walls and openings
  • Info points with text, images, video, links and an action button
  • A guided tour through the key spots
  • Furniture from the library or your own 3D model (GLB/glTF)
  • Start view, north direction and sunlight simulation
  • Choose which tools visitors may use
  • Undo, redo and return to the published version

Three views

Three ways to see a home.

One model, one set of rooms. Visitors switch views with a single tap.

First-person view

Move through the home at your own pace. The collision mesh keeps visitors on the floor and inside the walls, stairs included.

The whole floor at once

The top is cut away and the whole floor is visible at a glance. Pick a room to jump straight into it.

Always know where you are

The floor plan shows the visitor's position. Tap a spot on the plan to go there.

Visitor tools

Everything a buyer would ask at a viewing.

  • 01

    Measure

Distance between two points in metres and centimetres. An indicative estimate, not a survey.

  • 02

    Try furniture

Drop a sofa, bed or dining table from the furniture library – and see right away whether it fits.

  • 03

    Sun and light

Pick a date and time: the simulation shows where the sun shines in. It is an estimate, not a photo.

  • 04

    Info points

Renovations, materials and technical details exactly where they belong – as text, images, video or links.

  • 05

    Guided tour

Build a ready-made tour through the key spots. Visitors can continue freely at any time.

  • 06

    Controlled sharing

Its own address for every property, password protection when needed and pausing without changing the address.

  • 07

    Embed

Embed the presentation on your website with an iframe and limit which sites may show it.

  • 08

    Your brand

Your agency logo is shown to visitors with the presentation.

Publishing

Share a link. Embed it on your site.

A published property gets its own address you can add to a listing, send by email or share on social media. The presentation runs in the browser on computers and phones, no app needed.

  • Its own address for every property
  • Password protection while the property is not public yet
  • Pause a publication and bring it back at the same address
  • An embed code for your website and a list of allowed sites
  • Campaign tags on links for different channels

Analytics

See what draws buyers in.

Spatia tells you how many opened the presentation, how long they watched, which rooms they lingered in and which info points they opened. Heatmaps show where visitors moved and where they looked.

  • Views and active viewing time
  • Interest per room
  • Movement and attention heatmaps
  • Info point opens and clicks
  • Export as CSV or JSON

Campaign links show where viewers come from

  • Oikotie
  • Etuovi
  • Email
  • Social

Viewing statistics are collected only with the visitor’s consent. Only the agent and the property owner use them, and they are never shared with third parties.

Agency

The whole agency in one place.

Spatia is built for agencies: properties belong to branches, every property has an assignee, and admins manage members and defaults.

  • Branches and member invitations
  • Admin and member roles
  • An assignee for every property
  • Properties as a list or on a map, filtered to your own
  • Your agency logo in presentations and defaults for new properties
